Heres some of my ideas that I have sent to the Mastermind program
earlier this year, we use all these ideas here at Brentwood.
1) When a mirror de-silvers at the bottom we use a deep pocket J-Bar to
cover the de-silvering, it comes in silver and gold and looks really
nice.
2) We use shower rod covers, they not only look good but you never have
to replace a shower rod do to all the scratch marks and the covers last
for years, they come in white and ivory.
3) When doing the grounds my guys don't use the small black pails from
Hughes we use a big red mouth pail from Home Depot it holds 2 1/2 times
as much garbage which means you're not having to find a dumpster as
often to empty it.
4) Criterion has snap caps for the tile, I use it for the fireplace
tiles, it goes between the carpet and tile it protects the tile from
chipping and the carpet from fraying it looks really nice and comes in
grey or almond.
5) When doing turns I walk the units and make out the parts lists, This
lets me know how much time it should take them to turn the unit and
whats needed, then my guys take all parts with them at once and if they
forget a part they finish everything on the list first before making a
trip back to the shop, also while their in there they will find things
to add to the list, this cuts done on wasted trips to the shop.
6) Each of my golf carts has a 5 gallon bucket and a grabber in it, so
as the techs are driving to there jobs through out the day and see
garbage the pick it up, this has made the grounds a whole lot cleaner
also if the garbage is on the right side of the cart its easy to reach.
7) The scraps of vinyl we have left over, we use it to install entry
vinyl the residents love it, no more muddy footprints at the door.
