Portland, OR-Town Hall Meeting is Huge Success
Bruce, always a treat to listen to, spoke of Equity's commitments and focus for the future.
Jim Klein and Mike Brewer spoke to Portland's Engagement Scores relative to the rest of the company and Action Plans to enhance them in 2006.
With the INSANELY GREAT Assitance of the Awards Committee, the following categories and individuals were recognized for their accomplishments for the first two quarters of 2006.

Portland OR- Two Master Mind's in One Day. Tracy Blevans Submits
My mastermind idea was to list Equity's restricted breeds on the rental application or rental criteria sheet. This will avoid residents accidentally moving in with restricted breeds.
Portland OR- Tim Jellum submits a Master Mind
If allowed by the SEC, I think a resident stock purchase plan would be a great resident program for added retention.

Portland OR- Shelli Burnham takes the MT challenge
Sometimes, to truly understand another point of view, you need to live it. It is so easy to tell somebody that you need something done, but stop and think of all the other things that may need to get done as well.
I asked my staff what they thought about the whole thing and this is what they had to say:
Jim – “Coming from a Maintenance Supervisor who has leased apartments, it was nice to see a manager get out and get dirty with the maintenance crew. It helps to be a more well rounded manager to see all aspects of property management.”
Carlos – “It was good! Even though I wasn’t here I saw the work that you guys did and it looked good.”
Ansley – “It was nice to see office staff come out and see what the maintenance does for once. It would be nice to see more office staff do the same thing.”
Christa – “I think that it is awesome that a manager can go out and work maintenance. No other manager that I know of would do that.”
Alisha – “Awesome that you would take the initiative to work other jobs.”
I would issue this challenge to other managers, assistant managers and leasing staff alike. Take the time to understand the other side. And maintenance staff, I challenge you to do the same. Work one day on the other side of the fence of your job, and see how important we all are to the property.

Portland, OR- EAS Calls for Trainer/Mentors
Are you passionate about Action Sales? Do you want to help spread the word? Do you believe that the Equity Action Selling way is the best way?
If you have answered yes to these questions, now is the time to raise your hand. We would like to take this opportunity to open the door to any associates who would like to be a part of this amazing journey. The following is a list of potential positions that we are trying to implement in order to help make a dent in the Equity Universe...... :o)
EAS Focus Group Facilitators- we currently have/need 5 associates to help in facilitating the focus groups for Equity Action Selling. Each facilitator is in charge of their own group(usually 2-3 properties) and will be responsible for ensuring monthly meetings are taking place and that our sales people are continuously excited and motivated about EAS.
EAS Mentorship’s- we would like to put in place 2-3 mentors that will be part of our new hire experience. These associates will have time set aside with each new associate in an effort to focus on Action Sales and ensure that they have the key elements prior to taking the 2 day course.
Please know that these positions require a lot of dedication and hard work- along with that, you will begin an amazing journey and learn more about EAS than you could ever imagine.......... :o)

Stephanie Ogan and Pete Allen of Country Gables and The Cove have come up with a Master Mind INSANELY GREAT IDEA!
Secret Shops for Maintenance Technicians/Supervisors
Problem Idea Addresses: Awarding Maintenance Techs appropriately. Given a way to rate MT's/Sup's as you would secret shop an LC, AM or PM.
Idea Description: Residents would be selected to participate in a secret shop program with MT's/Sup's. Residents would call a service request with No PTE, they would follow them through the process; from calling to set up an appt., actual work done in apt., was it left clean, did someone follow up, etc... They would then be scored similar to the way you score an LC.
Expected Results: Better way to evaluate MT's to make sure expectations are being met & as a tangible scoring matrix for awards and performance reviews.

Portland, OR May 23, 2006 The Maintenance Teams Rally
It surely was an INSANELY GREAT Day!!! Maintenance Talent from as far away as Vancouver Washington Rallied at LaSalle's Bellacourt Training Center.
The Day began with Rosanna Thomas preparing a most famous breakfast chalk full of bacon, eggs and the most delectable pastries this side of the Cascades. Late comers paid the price of admission by missing out on that part of the menu. Rosanna, as usual, OUR Portland HATS are OFF to you! You truly do make a Dramatic Difference!
The days event was organized by the Portland Awards Committee. Formed in February and given the charge to bring energy, charisma and most of all recognition to our Field of Talent, they certainly set the bar.
Activities began with a form of "The Dating Game." Three of our finest MT's were quizzed by Wendy Allen on how well they knew their MS's. The Sup's were locked securely in a separate room only to be released and quizzed on the very same questions. The responses were hilarious and the event ended with Shaun Petote and John Sizemore walking away with McDonald's GC's! NICE!
To top the hour off a form of jeopardy was played using "Answers" from the MAPPS book. "Answers" were given and each of the pre-selected teams would bark out their self proclaimed team name as indication they knew the answer! It was comedy central, not to mention educational in nature. I have to admit I learned a thing or two!
To end Certificates of appreciation were handed out! (See the next 11 posts for the details)
All told it was a Banner Day for a truly DISRUPTIVE Group of stellar Talent! They are The Reason Portland Rocks!

Club @ The Green- I would like to recognize Ansley Sabagala because he has shown great improvement in the past several months. He has always been open to feedback and never questions when given a directive. Ansley is always looking to learn and looks for ways to improve. Brentwood- Lynn Ballew is the employee that will always go the extra mile. For example he had to switch out a refrigerator the other day. The resident was not home. So he move all of their food from the old fridge to the new one. The resident was so grateful, that she called to let me know.
In the absence of the MS, Lynn has continued the scheduling of units, work orders and ordered all necessary items needed to keep the maintenance dept running smoothly.

CenterPointe- George Adams exemplifies "See the glass half full", his ability to always have a positive attitude is a real tribute to him as a person. He's also a great example to us all, by reminding us that a positive attitude is a must have in this business. Besides his wonderful attitude, George is a diligent worker and is constantly exceeding Equity's expectations. And if this weren't enough on his spare time he's rescuing little girls from peril at our tot lot. Everyone here at CenterPointe knows who George is, so it's not uncommon for you to see kids waive and residents greet him. That's our George.

Palladia- We would like to recognize Jason Welch, Maintenance Engineer. He covered the Maint. Engineer position while it was open and handling Maintenance Tech responsibilities at the same time. He was recently promoted into the Maint. Engineer position due to his quick response time, knowledge, responsibility but most of all we appreciate his PATIENCE AN POSITVIE ATTITUDE. Jason definitely knows how to "see the glass 1/2 full." He always exhibits an eagerness to learn and help others whenever needed!
